Job Description
Location: Dubai, UAE Employment Type: Full-Time
Job Summary
The Facility & Asset Manager will assume full managerial and operational responsibilities for the effective management and maintenance of various property types within the organization’s portfolio. Reporting directly to the Chairman, this role will involve overseeing leasing activities, ensuring compliance with relevant laws and regulations, managing vendors and contractors, and optimizing operational processes. The incumbent will work closely with stakeholders to maintain high service quality, safeguard assets, and ensure tenant satisfaction.
Key Responsibilities
Oversee all leasing and administrative functions for a diverse portfolio of properties.
Manage daily operations, including rent collection, tenant interactions, and property updates.
Regularly update property owners on key metrics, such as occupancy rates, lease expirations, and rental income.
Advise property owners on competitive rental rates based on market trends.
Ensure proper maintenance of all property amenities, including swimming pools and recreational areas.
Vendor and Contractor Oversight
Negotiate and manage contracts for janitorial, security, landscaping, waste removal, and other facility services.
Monitor vendor and contractor performance to ensure services meet contractual obligations and quality standards.
Investigate and address complaints from tenants and residents regarding service deficiencies.
Procure supplies and equipment necessary for property upkeep and operations.
Coordinate and supervise contractors performing repairs and renovations on properties.
Asset Management and Record-Keeping
Maintain a comprehensive and up-to-date asset portfolio register and official records.
Develop and implement strategies to maximize asset value and operational efficiency.
Ensure compliance with all relevant regulations, company policies, and industry standards.
Compliance and Risk Management
Understand and adhere to relevant UAE property laws and regulations.
Proactively identify and mitigate risks associated with property management and leasing activities.
Ensure all maintenance staff and contractors comply with health and safety standards.
Tenant Relations and Lease Management
Negotiate rental agreements, renewals, and terminations as needed.
Act as the primary point of contact for tenants, addressing concerns promptly and professionally.
Work to enhance tenant satisfaction and retention rates.
Reporting and Strategic Planning
Prepare detailed reports for the chairman on property performance, maintenance schedules, and financial outcomes.
Identify opportunities for operational improvements and cost reductions.
Support the development of long-term strategies for facility and asset management.
General Support
Perform other duties and responsibilities as deemed necessary by the chairman or his nominees.
Stay updated on industry best practices and emerging trends to ensure the organization remains competitive and compliant.
Qualifications and Experience
Education
Bachelor’s degree in Facility Management, Business Administration, Engineering, or a related field.
Professional certifications in facility or property management (e.g., IFMA, RICS) are highly desirable.
Experience
Minimum of 7 years of experience in facility management, asset management, or a related field.
Proven track record of managing diverse property portfolios in the UAE.
