This role is with Mazrui Real Estate, a privately held real estate development, management, and investment company. The company operates locally, providing residential and commercial development and property management services.

Job Objective

The Facility Management Coordinator will work closely with the facilities team. You will be responsible for coordinating the installation, maintenance, and repair works in the assigned Residential Properties, Villas/Buildings, mainly focusing on HVAC/Air Conditioners and other mechanical/MEP-related preventive and corrective maintenance. You should regularly inspect sites, execute work as necessary, maintain equipment, supervise the workers on various projects, and appoint contractors at sites as needed. You will be the first point of contact for internal and external customers seeking maintenance support and information, as well as provide administrative support when needed.

Key Responsibilities/Duties

1. Provide support to the administration team when needed: Tawtheeq creation, Renewal and Cancellation, new Lease Agreement, offer Letter for new clients, etc.
2. Coordinate the properties viewing for new clients when required.
3. New villa's Snag inspection.
4. Inspect facilities and sites periodically to determine problems and necessary maintenance.
5. Prepare and coordinate daily and weekly maintenance schedules.
6. Supervise and train maintenance technicians, when applicable.
7. Inspect and maintain building systems (Heating, Ventilation, HVAC, Air Conditioners, etc.).
8. Oversee all repairs and ensure that the work is completed on time.
9. Contribute to the development of the maintenance budget and ensure compliance.
10. Monitor inventory of materials and equipment.
11. Participate in coordination of projects (e.g. renovations) and project implementations.
12. Ensure adherence to quality standards and health and safety regulations.
13. Monitor performance of outsourced companies (cleaning, maintenance, etc.) and provide reports to management on daily issues for improved services.
14. On call – 24 hours/7 days to respond to any emergency breakdowns and problems.
15. Monitor Planned Preventive Maintenance approved by Facilities Management to provide efficient service to the tenants.
16. Ensure the receipt of the proper assistance from the outsourced company.
17. Check daily operations checklist, perform random site checks, evaluate weekly readings and reports for the smooth running of operations.
18. Carry out inspections before tenants 'MOVE IN' and when they 'MOVE OUT'.
19. Any other duties as assigned by the maintenance engineer or business controller related to the Mazrui Real Estate Properties, Mazrui International & its subsidiaries, or any other family premises.

Health and Safety

On-site implementation of health and safety regulations to ensure safe working conditions and a safe working environment, to reduce risks, incidents, and accidents.

• Report accidents and incidents.
• Investigate accidents and incidents to ensure preventative steps are taken.

Quality Management

Provide quality control support in terms of operation process, resolution time, and reduction in the number of tenants' complaints.

Ability & Skills

1. Valid UAE Driving License is MUST for this role.
2. Solid understanding of building maintenance, repairs, refurbishment, etc.
3. Knowledge of health and safety regulations and practices.
4. Must be able to work as part of a team.
5. Basic comprehension of English is required (oral/reading/writing).
6. Adequate computer skills.
7. Basic knowledge of Excel, Word, & Microsoft Outlook, etc. would be advantageous.

Experience

A minimum of 5 - 7 years of UAE experience with at least 2-3 years experience in coordination for maintenance of HVAC/AC/Air Conditioners in residential properties, villas, and apartments.

Academic Qualifications

Diploma in HVAC/Mechanical/MEP.
