We are looking for a talented Residential High Rise Property Manager to oversee our beautiful residential projects that consist of a first-class tower containing 876 units located in the Beltline and a 75-unit residential building located centrally to the U of C and SAIT. This opportunity is terrific for someone who is innovative and thrives in an environment where they can create an outstanding residential experience for the customer.
Role Responsibilities:
- Collaborate and coach team members to ensure First class operation of the property
- Ensure rents are paid as agreed
- Excellent knowledge of the framework provided by the Residential Tenancy Dispute Resolution Service and experience with Hearings
- Prepare and administer service contracts
- Oversee coordination of repairs and maintenance
- Investigation for recommendations for services, and innovation
- Actively support and look for ways to reduce costs
- Review and Manage administration of tenant leases to ensure tenant billings are accurately maintained
- Negotiate or approve lease rentals on behalf of owner
- Completion of annual budgets
- Analyze Monthly Operating Statement and prepare monthly reports
- Ensure revenue and expenses are maintained within the budget
- Supervise, coach and mentor staff
- Compose reports and provide recommendations to the management team

Role Qualifications:
- RECA License
- Seven to Ten years’ experience in commercial building operations, with a focus on high rise and residential
- Post-secondary education in business or real estate, RPA or CPM designation will be considered an asset. An Alberta License is required
- Computer skills, advanced knowledge of Excel, Microsoft Office, Outlook, knowledge of Yardi Voyager considered an asset
- A current valid driver’s license.
