About:

Alef Group is a pioneer in developing premier lifestyle communities, destinations, and experiences through investment and strategic joint ventures, seeking a highly commercially driven and technically proficient Head - Commercial and Contracts to join the team in Sharjah.

Job Purpose:

The Head - Head - Commercial and Contracts will be responsible for overseeing the commercial aspects of all real estate development projects, with a focus on the review of pre- and post-project contracts, managing project variations, and conducting commercial evaluations to ensure cost-effective and profitable project delivery. This senior leadership role will lead a team, develop strategies for effective contract management, and ensure compliance with financial and contractual obligations throughout the project lifecycle.

Key Accountabilities:

  • Lead the review and negotiation of pre- and post-project contracts, ensuring all commercial terms are favorable and compliant with the company’s goals and standards.
  • Oversee the identification, management, and assessment of project variations and ensure proper documentation and cost impact analysis.
  • Conduct detailed commercial assessments, cost forecasting, and financial modeling to ensure project profitability and cost efficiency.
  • Develop and implement commercial strategies that optimize project financial performance and mitigate risks.
  • Lead a team of commercial managers and quantity surveyors, setting direction and providing mentorship, while also developing and implementing strategies to optimize commercial success across all projects.
  • Collaborate with internal teams and external stakeholders (consultants, contractors, suppliers) to ensure smooth execution of commercial aspects throughout the lifecycle of each project.
  • Ensure all commercial processes align with legal, contractual, and regulatory requirements, proactively identifying and mitigating risks associated with cost overruns or contractual disputes.
  • Provide senior management with detailed reports on commercial performance, contract compliance, budget variances, and project financial health.
  • Oversee the implementation of strict cost control procedures and budgeting processes across projects, monitoring expenditure to ensure projects are completed within budget.
  • Lead, mentor, and develop a high-performing commercial team, setting clear objectives, ensuring accountability, and fostering professional growth to enhance team capabilities and performance.

Educational Qualifications, Work Experience, and Skills Required:

Educational Qualifications:

  • Must have a Bachelor’s degree in Civil Engineering or Quantity Surveying.
  • MRICS (Member of the Royal Institution of Chartered Surveyors) certification is required. A certification from Robert Gordon University in Commercial Management or equivalent.

Work Experience:

  • Minimum of 15 years of experience in Commercial and Contracts Management, with at least 5 years in a leadership role.
  • Proven track record of managing large-scale real estate development projects.
  • In-depth experience in pre- and post-contract commercial management, project variations, cost control, and negotiations.

Skills required:

  • Strong leadership and team management capabilities.
  • Excellent negotiation, communication, and interpersonal skills.
  • Proficient in using commercial management software and Microsoft Office Suite.
  • In-depth knowledge of project management, contract law, and construction processes.
