Job description

We are seeking a detail-oriented and strategic Finance Manager to oversee the financial operations of our real estate business. The ideal candidate will be responsible for financial planning, reporting, compliance, and cash flow management, ensuring the company's financial health and adherence to UAE regulations.

Key Responsibilities:

Financial Reporting & Compliance:

  1. Prepare and analyze accurate, timely financial statements for the company, subsidiaries, and clients in accordance with IFRS and company policies.
  2. Generate monthly, quarterly, and annual financial reports for senior management and stakeholders.
  3. Prepare and submit VAT returns and ensure full compliance with UAE tax laws and FTA regulations.
  4. Oversee internal and external audits, ensuring compliance with regulatory requirements.

Banking & Cash Flow Management:

  1. Manage corporate bank accounts, ensuring smooth transactions, reconciliations, and cash flow optimization.
  2. Handle Post-Dated Cheques (PDCs), bank reconciliations, and financial controls to ensure accuracy.
  3. Monitor cash flow to maintain liquidity, forecasting future financial needs.

Accounts Payable & Receivable:

  1. Oversee accounts payable and receivable, ensuring accurate invoicing, timely payments, and reconciliations.
  2. Work closely with the sales and leasing teams to track receivables, commissions, and contract payments.
  3. Ensure accurate recording of property transactions, service charges, and lease revenues.

Financial Strategy & Budgeting:

  1. Assist in developing financial strategies, forecasting revenue, and setting budgets to maximize profitability.
  2. Analyze market trends, property valuations, and investment opportunities to support decision-making.
  3. Collaborate with the CEO and department heads to align financial planning with business objectives.

Regulatory & Risk Management:

  1. Ensure compliance with UAE real estate laws, financial regulations, and corporate governance best practices.
  2. Identify financial risks and implement controls to safeguard company assets and investments.

Team & Stakeholder Collaboration:

  1. Work closely with property managers, sales teams, and external auditors to maintain financial accuracy.
  2. Provide financial insights and support for investment decisions, project financing, and new developments.
  3. Assist the Finance Director and senior management in financial planning, strategy execution, and reporting.

Requirements:

  1. Bachelor's degree in Accounting, Finance, or a related field (Masters or ACCA/CIMA/CPA preferred).
  2. 5+ years of finance experience in real estate or property development within the UAE.
  3. Strong knowledge of IFRS, UAE VAT regulations, and real estate financial management.
  4. Proficiency in ERP systems, accounting software (SAP, Oracle, or similar), and MS Excel.
  5. Exceptional analytical, problem-solving, and leadership skills.
  6. Ability to handle multiple projects, prioritize tasks, and work under deadlines.
