The Electrician in Facilities Management is responsible for the installation, maintenance, and repair of electrical systems within residential and commercial real estate properties. This role ensures the electrical components of buildings meet safety and operational standards, and it supports the overall maintenance of the property.
Key Responsibilities:
Electrical Maintenance & Repairs
Inspect, troubleshoot, and repair electrical systems, wiring, equipment, and fixtures.
Perform routine and preventive maintenance to ensure efficient operation of electrical systems.
Diagnose malfunctioning systems, apparatus, and components to locate the cause of breakdowns and correct issues.
Installation & Upgrades
Install new electrical systems or components (e.g., lighting, electrical panels, outlets) following blueprints or technical diagrams.
Upgrade and enhance electrical systems as needed for renovations or property improvements.
Support the integration of new technologies or energy-efficient solutions.
Safety & Compliance
Adhere to local and national electrical codes and safety standards.
Perform regular testing on electrical equipment to prevent potential hazards.
Document inspections and repair work and report any discrepancies or safety concerns to the Facilities Manager.
Collaboration & Customer Service
Coordinate with other maintenance staff, contractors, and vendors to complete complex projects.
Respond to tenant or building occupant requests for electrical services in a timely and professional manner.
Maintain clear records of work performed and ensure minimal disruption to building occupants.
Qualifications:
Education: High school diploma or equivalent; completion of a technical/vocational program in electrical work is preferred.
Certification: Licensed as a Journeyman or Master Electrician (depending on local/state requirements).
Experience: Minimum of 3 years in electrical maintenance, preferably within a real estate or facilities management setting.
Skills: Strong knowledge of electrical systems and codes, problem-solving skills, attention to detail, and the ability to work independently or in a team.
Preferred Skills:
Familiarity with building automation systems.
Knowledge of sustainable or energy-efficient electrical practices.
Experience with electrical testing equipment and safety procedures.
Physical Requirements:
Ability to lift heavy objects, stand for long periods, and perform physically demanding tasks.
Comfortable working in various environments, including tight spaces, rooftops, or in adverse weather conditions.
