Full job description

  1. Evaluating the condition of buildings, facilities, and equipment, identifying maintenance, improvement, and upgrade needs and recommendations.
  2. Supervision of technicians to do a variety of semiskilled manual tasks in the alteration, maintenance, and repair of buildings and building facilities; may instruct, lead, or supervise inmates, wards, or resident workers and to do other related work.
  3. Planning, coordinating, and supervising all preventive, replacement, and emergency maintenance work for buildings, facilities, and equipment.
  4. Cleans, maintains, and repairs building fixtures and equipment, including locks, windows, doors, screens, venetian blinds, gutters, drains, shelving, and kitchen utensils; replaces light bulbs and fuses; makes simple furniture, cabinet, asphalt tile, and linoleum repairs; assists in maintaining and repairing electrical lines and fixtures; assists in lubricating, regulating, and repairing sewage, water, cooling, and heating system lines and equipment; assists in repairing roofs; assists in repairing plaster and concrete; assists in painting buildings and equipment; occasionally operates automotive equipment and hauls material; requisitions supplies and makes reports on work done.
  5. Implementing safety, health, and environmental standards and compliance with all relevant regulations, laws, and policies.
  6. Preparing, reviewing, and updating maintenance plans, schedules, and reports.
  7. Communicating and collaborating with maintenance departments, clients, and other partners to ensure meeting their needs, expectations, and satisfaction.
  8. Receiving and handing over the monthly salaries, incentives, and bonuses for watchmen.
  9. Transporting technicians to sites, checking the attendance of workers and other building staff. Inspecting buildings, verifying building conditions, checking the operation of lifts, fire systems, and building pumps. Receiving keys for vacant apartments and requesting materials for them, receiving apartments from tenants after vacating, and working on the maintenance of vacant apartments. Receiving and responding to tenant inquiries, following up on urgent complaints for buildings, monitoring daily maintenance work for complaints, and sending material requests, receiving invoices from suppliers, and delivering them to the office.
