Roles and responsibilities

Responsible for ensuring that construction projects adhere to approved architectural plans, specifications, and building codes. They play a crucial role in maintaining quality standards and project timelines.

  • Conduct regular inspections of construction sites to verify that work is progressing according to approved plans and specifications.
  • Monitor the quality of materials, workmanship, and installation techniques to ensure compliance with industry standards and project requirements.
  • Enforce building codes, safety regulations, and other relevant standards to ensure the safety and integrity of the project.
  • Maintain detailed records of inspections, including photographs, measurements, and written reports.
  • Identify and address construction issues and discrepancies promptly, working with contractors and project managers to resolve problems.
  • Track project progress and identify potential delays, recommending solutions to keep the project on schedule.
  • Promote safety practices on the construction site and ensure compliance with safety regulations.
  • Liaise with clients, architects, engineers, and contractors to communicate project status and address concerns.
  • Develop comprehensive punch lists to identify and prioritize remaining tasks before project completion.

Requirements:

  • Strong understanding of architectural drawings, specifications, and building codes.
  • Excellent attention to detail and problem-solving skills.
  • Strong communication and interpersonal skills.
  • Ability to work independently and as part of a team.
  • Proficiency in using construction software and tools.
  • Relevant certifications or licenses (e.g., Building Inspector Certification).
  • Experience in construction management or quality assurance.

1. Site Inspections and Monitoring

  • On-Site Inspections: Conduct regular site inspections during construction to ensure that architectural elements are being built according to approved plans, specifications, and local building codes.

2. Code Compliance and Regulatory Oversight

  • Building Code Compliance: Ensure that construction complies with local, state, and national building codes, zoning laws, and safety regulations. This includes verifying structural integrity, accessibility features, fire safety, and environmental impact.
  • Permitting: Review and verify that all necessary permits have been obtained and are in order before and during the construction process.
  • Safety Standards: Ensure that all construction work follows safety regulations and standards to prevent accidents, injuries, and non-compliance with safety protocols.

3. Documentation and Reporting

  • Inspection Reports: Prepare detailed reports documenting the results of site inspections, including any deviations from approved plans or building codes. This may include photographs, sketches, and written descriptions of the observed issues.
  • Deficiency Reports: Identify and document deficiencies or non-compliance issues found during inspections. These reports are used to notify contractors or builders about required corrections.
  • Final Inspections and Approvals: Conduct final inspections to ensure that the completed project meets all the required codes and standards before it can be approved for occupancy or use.

4. Collaboration with Project Teams

  • Liaison with Architects and Engineers: Work closely with architects, engineers, contractors, and other construction professionals to review plans and discuss potential issues. Assist in interpreting and ensuring the correct implementation of architectural design features.
  • Consultation: Offer advice or recommendations to construction teams about potential problems or non-compliance with design plans, and suggest corrections or improvements.
  • Reviewing Drawings and Plans: Assist in reviewing architectural drawings and construction plans before and during construction to ensure clarity, correctness, and feasibility.

5. Change Order Management

  • Review Changes: If there are any changes in the project scope or design during construction, assess the impact of these changes on the architectural elements and ensure that the changes are compliant with building codes and approved by all relevant parties.
  • Documenting Variations: Record and track variations from the original design or specification, particularly if they affect the architectural integrity or compliance of the structure.
