Job description

Job Purpose

Supporting the Senior Property Development Manager in managing and leading the company’s projects from inception through completion in terms of establishing initial budget, managing design and tendering processes, and monitoring construction activities. Providing technical support to hotel operators.

Duties

  1. Prepare and review the required project briefs based on Management requirements and in coordination with all other parties.
  2. Manage the MEP Consultants for all new projects including detailed coordination with the Engineering department.
  3. Support in feasibility studies covering utilities connections concept design options and other related activities to estimate the expected budget for all new projects based on market value and allowable GFA and BUA rates by authorities.
  4. Coordinate with all consultants to obtain the required authorities approvals starting from pre-concept stage up to handing over the projects.
  5. Provide required sustainability studies and plans to decrease the capital, operational and maintenance costs for all new projects.
  6. Review the mechanical and plumbing submissions and deliverables of the consultants, including site plans with utilities and irrigation provisions, floor plumbing plans, roof plans, fire protection plans, water and drainage riser diagrams, HVAC Plans and schematics, and reference to codes and standards to be used.
  7. Review electrical submissions and deliverables of the consultants, including floor plans detailing the lighting layout, protection and calculations, floor plans detailing power layout, telephone layout, roof plans showing electrical rating of HVAC, fire alarm layout, grounding systems, and reference to codes and standards to be used.
  8. Review all MEP calculations and studies during all design stages starting from pre-concept stage up to tendering stage.
  9. Review construction programs and schedules.
  10. Review daily, weekly, and monthly construction reports.
  11. Provide technical review for all activities and review construction documents including calculations, shop drawings, material submittals, work inspection requests, material delivery notes, and testing and commissioning plans.
  12. Manage construction meetings with consultants and contractors.
  13. Provide the necessary fast response and action to proceed with the construction procedures as per the site needs and in coordination with other parties.
  14. Manage, lead, enhance, and review all mechanical & electrical design and construction activities to decrease the total load of HVAC, Power, Lighting, Irrigation, and Water demand based on LEED, Estidama requirements, and CEM Energy Conservation Methods.
  15. Review all variation orders released from contractors and consultants, compare them with the Projects specifications and BOQ rates, and omit all unacceptable variations considering all contractual obligations.
  16. Provide detailed technical support in all activities associated with the contracts tendering and planning process related to electrical and mechanical requirements, including updating the tendering document (RFQ/RFP/Bid Document) and reviewing received quotations.
  17. Review and evaluate all queries submitted by the bidders to ensure effective information has been received to cost adequately.
  18. Prepare all required letters addressed to the authorities, business partners, consultants, and contractors based on the contractual obligations as per the LOA’s and construction contracts.
  19. Support and cooperate with maintenance director in reviewing the technical, legal, and commercial annual maintenance contracts for all operating projects and buildings if needed.
  20. Provide all the required support in managing the team and assign work activities to the team.
  21. Provide continuous support to the team, including increasing MEP knowledge and project monitoring and control procedures.

Requirements

  1. Bachelor's in Engineering.
  2. Similar role experience in previous assignments.
  3. Experience in the construction and hospitality industry is preferred.
  4. Good knowledge of English and Arabic.
  5. Ability to plan and organize.
  6. Excellent interpersonal skills.
  7. Strong management skills including negotiation, risk management, and capability to oversee diverse projects.
  8. Commercial acumen.
  9. Highly motivated and able to crystallize new concepts.
