Job description

We are looking for a Commercial Director to work in UAE for a large local Company with projects in real estate.

This is a Permanent Role, with start ASAP.

The position requires Commercial Management of Real Estate Development from inception to completion.

Salary Range: 60K-80K AED/month to be negotiated along with other benefits.

Main Qualifications and Skills Indicators:

  1. Bachelor's degree in engineering, Quantity Surveying, Finance, or a related field from an internationally recognized university.
  2. Candidates with Professional Memberships or Chartered status (MRICS / FRICS) will be prioritized.
  3. Minimum 15 years of experience in project management within real estate, with a strong background in delivering large-scale, high-profile projects across the Middle East.
  4. Comprehensive knowledge of regulatory requirements and materials/methods used in the construction or repair of commercial buildings, particularly in UAE/Middle East.

Role Key Activities:

  1. Leadership and Department Management
  2. General Project Management
  3. Project Initiation and Planning: Review and approve project briefs, scope statements, and Requests for Proposals (RFPs).
  4. Project Control and Risk Management: Oversee Project Execution Plans, Risk Management, Quality Plans, and Building Information Modeling (BIM) strategies to ensure adherence to standards and risk mitigation.
  5. Construction Phase Oversight: Negotiate and finalize construction contracts to align with project timelines and budgets. Oversee baseline schedules, acquisition of No Objection Certificates (NOCs), and regulatory approvals to prevent construction delays. Conduct site visits and meetings to monitor construction quality and compliance with project specifications.
  6. Monitoring, Reporting, and Change Management
  7. Closeout and Handover: Manage closeout activities, ensuring thorough snagging, commissioning, and warranty management. Coordinate final inspections and training for mechanical, electrical, and plumbing systems (MEP), ensuring a smooth transition to Facilities Management (FM) teams. Conduct project post-mortems to document lessons learned and identify areas for improvement. Finalize project documentation and close open contracts in accordance with contractual obligations.
