Role Overview: Fantastic opportunity for a highly skilled and motivated Commercial & Contracts Manager to join a project management consultancy team for real estate development in the UAE. The successful candidate will be responsible for managing commercial and contractual aspects of medium to large-scale building projects, including both pre-contract and post-contract phases.
Requirements
Graduate in Civil Engineering or Quantity Surveying from a recognized university.
Membership of the Royal Institute of Chartered Surveyors UK (MRICS) is mandatory. Membership of the Chartered Institute of Arbitrators UK (CIArb) is preferred but not mandatory.
Minimum of 12–15 years’ experience as a Quantity Surveyor / Cost Manager / Commercial Manager in the UAE or GCC region.
Proven experience working with Main Contractors, Consultants, or Developers.
Proficiency in pre- and post-contract activities, including cost planning and contract management.
Excellent interpersonal and presentation skills, with the ability to work effectively within a team environment.
Strong analytical and organizational skills, capable of managing multiple projects simultaneously.
Proficiency in both written and verbal communication in English.
Ability to prepare clear, precise reports and explain complex information effectively.
Job Description
Oversee and ensure adherence to all contract management processes and procedures.
Take the lead on contractual matters, including compliance, cost reporting, change management, and claims mitigation strategies.
Review and certify payment applications submitted by contractors, consultants, and vendors.
Lead tendering processes for main contracts in coordination with internal teams and stakeholders.
Manage the commercial aspects of projects, including budget preparation, cost estimation, and financial reporting to senior management.
Prepare Requests for Proposals (RFPs), evaluate bids, negotiate terms, and finalize agreements with consultants and contractors.
Conduct feasibility studies, cash flow forecasting, value engineering, and cost benchmarking throughout the project lifecycle.
Administer contracts, monitor compliance, and maintain records for variations, claims, and assessments.
Coordinate with consultants, contractors, and internal stakeholders to resolve commercial issues effectively.
Facilitate contract close-out procedures, ensuring compliance with all terms and conditions before final payments.
Prepare weekly, monthly, and ad-hoc reports for management review.
Participate in commercial, change, and progress meetings, as well as workshops and coordination activities.
