Job description

Develop and oversee financial plans, budgets, and forecasts for property development and real estate brokerage operations.

Analyze financial data and provide regular reports, including variance analysis, to senior management.

Provide financial insights to support decision-making related to property acquisitions, sales, and project financing.

Prepare accurate monthly, quarterly, and annual financial statements in accordance with IFRS and industry standards.

Ensure all financial operations are compliant with local tax regulations, including VAT, and other financial laws.

Lead internal and external audits, ensuring accurate financial records and regulatory compliance.

Cash Flow & Treasury Management:

Monitor and manage the company’s cash flow to ensure liquidity for ongoing property development projects and brokerage activities.

Oversee banking relationships, manage loan facilities, and ensure effective treasury management.

Develop and implement cash flow forecasting models to support project financing and working capital needs.

Cost Control & Budget Management:

Monitor project costs, ensuring they stay within approved budgets and identifying any cost-saving opportunities.

Manage and approve financial transactions, ensuring they align with the company’s financial policies.

Implement financial controls to ensure the accuracy of financial data and the efficient use of company resources.

Lead the finance team, providing guidance and mentoring to ensure high performance and professional growth.

Train team members on financial best practices, reporting standards, and internal controls.

Conduct regular performance reviews and develop strategies for team development and efficiency.

Taxation & Regulatory Compliance:

Ensure timely and accurate filing of all tax returns, VAT reports, and compliance with financial regulations.

Stay up to date on changes in local and international tax laws affecting the real estate sector and adjust financial practices accordingly.

Act as the primary liaison with external auditors, tax authorities, and financial regulators.

Financial Systems & Process Improvement:

Oversee the implementation and optimization of financial software and systems to improve process efficiency.

Regularly review financial processes and identify areas for improvement, implementing new policies and procedures where necessary.

Ensure data accuracy and integrity within the financial management system.

Qualifications:

Bachelor’s degree in Accounting, Finance, or a related field; professional qualifications such as ACCA, CPA, or CMA are preferred.

5-7 years of experience in a finance or accounting role, with at least 3 years in a managerial position within the property development or real estate brokerage industry.

Strong understanding of financial management, budgeting, and reporting in real estate and property development.

Expertise in handling VAT, taxation, and financial compliance.

Excellent leadership and team management skills.

Proficiency in accounting software (e.g., SAP, QuickBooks) and Microsoft Office Suite.

Strong analytical and problem-solving abilities, with attention to detail.

Ability to manage multiple projects and meet deadlines in a fast-paced environment.
