Administer the day-to-day operations of the Centre in terms of Centre Presentation, Security, Safety, Cleaning, Engineering, Facilities, and Ambience, ensuring that all are kept up to the highest quality standards to meet all tenant and customer requirements.
Maintain relations with relevant authorities (Local Emergency services including Police, Civil Defence, and Fire & Paramedic Services) to receive continuous support.
Inspect the property regularly, paying particular attention to cleanliness, preventive maintenance, health and safety, fire and safety, security, and parking. Identify and inform Management of any Health & Safety risks related to the mall building that may affect employees, contractors, and the public.
Estimate, prepare, and control Capex and Operating budgets, establish priority-based budgets, and ensure effective utilization to maintain timelines. Monitor cash flow management.
Conduct audits relating to FM, Fire, Health and Safety, Security, and Internal Audits, ensuring audit recommendations are implemented within specified timelines.
Ensure all related property inspections are carried out, submit reports, and implement remedial measures in a timely manner.
Manage hard and soft services contracts in terms of budgeting, scheduling, effective utilization of manpower, inspections, reports, and regular communication with the contractor to ensure that the mall's standards, KPIs, and SLAs are met.
Knowledge of managing small-scale in-house projects.
Handle tenant-related issues and customer complaints, providing resolution in a timely manner.
Keep track of incidents, accidents, damages, and liaise with the property insurer for further processing and claims.
