Job Purpose:
The Business Analyst is responsible for supporting the CEO in strategic planning, market analysis, and project coordination. This role will provide valuable insights through data analysis, help identify market trends, and track project progress and stakeholder management and reporting.
Key Accountabilities:
Market Research & Feasibility Analysis
- Conduct market research to assess demand, competition, and emerging trends in real estate.
- Analyze customer demographics, spending behavior, and preferences for residential, commercial, and retail properties.
- Prepare feasibility studies, including development costs, pricing strategies, and expected ROI.
- Evaluate land acquisition opportunities and assess potential risks and benefits.
Financial Analysis & Investment Strategy
- Assist in developing financial models to evaluate project viability (IRR, NPV, cash flow analysis).
- Support the development of business cases for new projects and present findings to stakeholders.
- Work with finance teams to structure payment plans and financing options for buyers.
Project Planning & Coordination
- Collaborate with architects, consultants, and contractors to ensure alignment with business objectives.
- Track project timelines, milestones, and potential delays, providing data-driven insights for decision-making.
- Coordinate with legal teams to ensure compliance with regulatory requirements and zoning laws.
- Assist in optimizing the development mix (residential, commercial, retail) based on market demand.
Sales & Leasing Strategy
- Analyze customer inquiries and sales data to refine pricing strategies and incentives.
- Support the development of retail leasing strategies for retail spaces.
- Collaborate with marketing teams to position projects effectively and enhance brand perception.
- Monitor competitor offerings and recommend adjustments to Alef Group’s sales strategies.
Stakeholder Management & Reporting
- Prepare reports and dashboards for senior management on project performance, sales trends, and financial forecasts.
- Communicate with investors and board members on key project updates.
- Facilitate collaboration between internal departments (sales, marketing, development, finance).
- Ensure alignment between Alef Group’s strategic vision and project execution.
Educational Qualifications, Work Experience, and Skills Required:
Educational Qualifications & Certifications:
- Must have a Bachelor’s Degree in Business Administration, or equivalent.
- Certification as a Business Analysis Professional (CBAP), Agile Certified Practitioner (ACP), and Project Management Professional (PMP) is highly preferred.
Work Experience:
- Minimum 8 years of experience in business analysis, project management, or related roles.
- Experience in conducting requirements gathering, data analysis, and process modeling.
- Hands-on experience with business intelligence tools and systems (e.g., Power BI, Tableau, SQL).
- Familiarity with business process optimization and experience in process reengineering or improvement projects.
- Industry experience in a relevant sector (e.g., Real Estate, Retail, etc.) is a plus.
- Strong background in documentation (business requirements, user stories, flow diagrams, etc.).
- Ability to liaise with cross-functional teams and stakeholder management.
Skills required:
- Ability to analyze data, identify trends, and propose solutions.
- Excellent written and verbal communication to interact with stakeholders and create documentation.
- Ability to identify problems, analyze the root causes, and propose practical solutions.
- Proficient in MS Office (especially Excel, PowerPoint, and Word).
- Experience with Business Intelligence and Data Analysis tools (e.g., Power BI, SQL, or similar tools).
- Familiarity with project management tools (e.g., MS Project).
- Experience in process mapping and process optimization.
- Ability to manage multiple tasks, meet deadlines, and work efficiently under pressure.
- Able to collaborate effectively with different teams and departments.
- Accuracy in requirements gathering, documentation, and reporting.
- Ability to build relationships with clients, vendors, and internal stakeholders.
