Job description

Job Purpose:

The position of MEP Design Manager is responsible for producing MEP Designs, MEP Standards, Cost estimates & MEP BOQs in line with the designs and other ad hoc business requirements. The role will ensure that MEP systems are cost-effective, energy-efficient, compliant with local regulations, and aligned with the evolving needs of our brands (KFC, Pizza Hut, Hardee’s, Krispy Kreme, etc.). The role demands a strong leadership mindset, collaboration with multiple stakeholders, and a results-driven approach to MEP cost savings, standardization, and automation.

Responsibilities:

MEP Design Standardization & Optimization:

  1. Develop, maintain, and continuously refine MEP guidelines and standards for all F&B brands, ensuring compliance with international and local regulations (HVAC, noise levels, kitchen hoods, fire safety, and ventilation).
  2. Standardize and produce MEP BOQs, cost templates, and rate cards across all hubs, ensuring clarity, efficiency, and cost control in vendor negotiations.
  3. Upgrade the MEP Standard BOQs and Specifications, facilitating timely rate card upgrades and ensuring cost accuracy across projects.
  4. Produce high-level/detailed estimates based on the requirements.

Project Execution & Resource Utilization:

  1. Ensure efficient allocation of in-house MEP designers across hubs, prioritizing high-impact projects and balancing workloads for maximum efficiency.
  2. Lead MEP design implementation for both new store openings and remodel projects, ensuring cost-efficient and operationally optimized solutions.
  3. Oversee major store developments and high-stakes projects, ensuring that MEP designs are technically accurate and delivered on time.
  4. Act as the technical escalation point for complex MEP design challenges, providing quick and effective solutions to minimize project delays.

Cost Efficiency & Lean MEP Design:

  1. Conduct MEP cost analysis and cost control measures to optimize project capex and produce efficient MEP designs.
  2. Identify and implement opportunities for MEP optimization, reducing Capex costs by 7-15% through smart design and technology integration.
  3. Propose Value Engineering options to facilitate cost reduction.
  4. Establish data-driven performance benchmarks, tracking energy efficiency, design speed, and cost savings across projects.
  5. Identify and execute high-impact proof-of-concept (POC) initiatives in areas such as HVAC efficiency, IoT-based energy monitoring, and prefabricated MEP solutions.
  6. Leverage AI-driven design automation to enhance MEP design turnaround time and reduce manual inefficiencies.

Auditing & Compliance:

  1. Oversee the third-party auditing of Americana projects annually, ensuring that MEP systems meet Americana’s quality, safety, and cost efficiency standards.
  2. Deliver audit summaries and monthly reports to the Development Leadership Team (LT) by the first week of every month.
  3. Ensure 100% compliance with local building codes and international MEP standards in all store designs.

Training, Knowledge Sharing & Innovation:

  1. Develop and implement MEP circulars to communicate new standards, best practices, and key audit findings to the team.
  2. Conduct "Design & Construction Excellence Colleges" providing cutting-edge training on MEP design, sustainability, and efficiency.
  3. Mentor and upskill in-house MEP designers, ensuring they are proficient in the latest tools, automation techniques, and design methodologies.
  4. Train third-party audit firms and vendors on Americana’s MEP standards to ensure alignment in design and execution quality.
  5. Drive collaboration with suppliers, industry experts, and technology providers to integrate new MEP innovations that enhance cost efficiency and sustainability.

Education:

  1. Bachelor’s/Master’s Degree in Mechanical, Electrical, or Building Services Engineering.

Experience:

  1. Minimum 8+ years of MEP design experience, preferably in F&B/QSR or retail environments.
  2. Prior experience in Retail/F&B brands will be a plus.
  3. Proficiency in MEP design software (AutoCAD, Revit, BIM) and data analytics for energy optimization.
  4. Strong knowledge of Microsoft Word, Excel, and PowerPoint.
  5. Expertise in HVAC, kitchen ventilation, electrical systems, plumbing, and automation.
  6. Prior experience in leading technical audits, cost optimization, and AI-based design automation.
  7. Proven ability to mentor and train teams while driving process standardization.
  8. Strong stakeholder management skills, engaging with brand leaders, auditors, and technology providers.

Knowledge & Expertise:

  1. Deep understanding of architectural drawings, MEP works, and specifications (electrical & mechanical).
  2. Strong knowledge of local authority requirements, MEP codes, and compliance standards.
  3. Familiarity with interior design trends, construction technologies, and sustainable materials.
  4. Strong knowledge of local authority requirements from MEP specifications and authority compliance context.
  5. Good knowledge of Pre-Contract Procedures.
  6. Proven experience in cost management and pre-design budgeting.
  7. Ability to read Architectural/ID drawings and prepare MEP BOQs accordingly.
  8. Prepare and review tender and contract documents, including bills of quantities.
  9. Liaise with project managers, Quantity surveyors, engineers, and other stakeholders to provide accurate and timely financial information.
  10. Strong in-depth knowledge of MEP Equipment and materials and the ability to assess and approve material submittals.
  11. Collaborate with architects, designers, contractors, and other stakeholders to ensure alignment on project goals and timelines.
  12. Ability to meet deadlines.
