Job description

We are seeking an experienced and detail-oriented Assistant Finance Manager to join our dynamic real estate development team in Dubai. The successful candidate will play a key role in ensuring regulatory compliance, effective management of escrow accounts, project financial monitoring, and streamlined payment processes.

Key Responsibilities:

  1. Compliance with Dubai Land Department (DLD) Regulations:
    Ensure adherence to all DLD regulations and guidelines related to project financing and reporting.
    Maintain up-to-date knowledge of relevant laws and implement necessary changes to processes to ensure compliance.
  2. Escrow Accounts Management:
    Oversee the management of escrow accounts in alignment with local regulatory requirements.
    Establish and maintain strong relationships with Escrow Account Trustees to ensure smooth operations and compliance.
    Prepare and provide regular reports on escrow account activities, including receipts, payments, and balances.
  3. Project Financial Updates on DLD Portal:
    Maintain and update the financial status of all projects on the DLD portal.
    Accurately record all receipts into escrow accounts and all payments made from escrow accounts.
    Collaborate with internal teams to ensure timely and accurate data entry and reporting.
  4. Customer Payment Follow-ups:
    Monitor customer payment schedules as per the agreed payment plans for individual units.
    Proactively follow up with customers to ensure timely receipt of payments and address any discrepancies or delays.
    Coordinate with sales and legal teams to resolve payment-related issues.
  5. Contractor Payments Management:
    Manage payables to contractors based on project progress and completion milestones.
    Verify and process contractor invoices in alignment with approved budgets and timelines.
    Ensure timely payments to contractors while maintaining adequate cash flow.

Qualifications and Experience:

  1. Bachelor's degree in Finance, Accounting, or a related field (Master's degree or professional certifications like CPA, CMA, or ACCA is a plus).
  2. Minimum of 5 years of experience in a similar role, preferably within the real estate development industry.
  3. Strong understanding of DLD regulations, escrow account management, and project financial reporting.
  4. Proficiency in financial management systems and MS Excel.
  5. Excellent communication and interpersonal skills, with the ability to work closely with internal and external stakeholders.
  6. Strong analytical and problem-solving skills.
