Job description

Roles and Responsibilities

  • Manage the asset management investment process, manage the underwriting on new potential acquisitions, disposals and development opportunities.
  • Manage a portfolio of operational assets driven by a strategy of providing strong financial returns (including NOI and Value) as well as adding value to our communities.
  • Manage the relationships with property managers of assigned retail assets, track the strategic and financial performance of assets within the portfolio and identify further opportunities for operational excellence.

Roles And Responsibilities

  • Take charge of asset management investments proposals across all stages of the transaction from sourcing to execution.
  • Responsible for building financial and valuation models and assisting with budgeting, forecasting, and assessing financial results, in addition to valuing intangible assets and determining purchase price allocations.
  • Prepare presentation materials/memoranda and financial and impact assessment reports for the executive management.
  • Track/monitor the portfolio’s business performance and provide periodic reports to the line manager.
  • Monitor the matrix to support Asset Ops during asset operations, review and recommend adjustments in case of deviations.
  • Receive constant updates from retail General Managers on asset performance.
  • Coordinate with other Retail GMs to develop and recommend synergies between various assets.
  • Undertake deep dives into the business operations/financial performance and prepare recommendation papers to management, highlighting areas of organizational and operational improvement and efficiencies, revenue generation and cost saving.
  • In coordination with the senior management, implement the financial and strategic metrics to establish the positioning of the portfolio, and ensure alignment of the operating plans.
  • Assist in developing the strategic & five-year business plan, risk registers and mitigation plans for the portfolio.
  • Assist in the yearly valuation cycle of the portfolio.

Qualifications & Experience

RELATED YEARS OF EXPERIENCE:
Min of 6+ years of related experience in managing retail asset properties with annual revenue more than AED 100 million.

FIELD OF EXPERIENCE:

  • Experience in retail management i.e., malls and community retail.
  • Strong exposure to GCC real estate market.
  • Real estate valuation and management consultancy.

KEY RESULTS AREAS:
Accurate financial modeling and valuation.
Annual and YoY growth of occupancy level of assigned retail assets.
Realized NOI as % of target profits.
Revenues and NOI growth of assigned retail assets vs previous year.

  6. Research: Conducting market research to identify potential investment opportunities and industry trends that could impact asset management strategies.

  7. Collaboration: Working closely with other departments, including finance, compliance, and investment teams, to ensure cohesive management of assets.

  8. Investment Strategy Development: Contributing to the development and implementation of investment strategies that align with the organization’s goals.

  9. Regulatory Compliance: Ensuring adherence to relevant regulations and industry standards in all asset management activities.

  10. Team Support: Assisting in the mentorship and training of junior team members, promoting a collaborative and high-performance culture.
