The Design Manager is responsible for managing the selection, procurement, and design processes, ensuring compliance with BEYOND guidelines and efficient project delivery.
The Role:
Support the selection and procurement of lead concept designers and master planners.
Contribute to the design development across masterplans, individual buildings, landscapes, lighting, and interior design.
Collaborate with consultants and direct design team on initial concept development.
Work with the cost team to ensure that the designs are efficient, cost-effective, and meet project targets.
Verify that designs adhere to the main established and approved Design Guidelines and any existing branding standards.
Ensure that creatives and visuals of masterplans, buildings, and interiors are procured and approved in a timely manner to be used by sales and marketing efficiently.
Assist in coordinating design reviews meetings, prepare presentations for senior management, and manage feedback and revisions to secure approvals.
Conduct regular follow-ups and audits on project teams for ongoing projects and address design issues requiring selections or approvals.
Monitor and review key design deliverables for active projects to ensure alignment with the original vision and compliance with approved design guidelines.
Build and maintain a pre-qualified resource base of design consultants within the Development Team.
Support in identifying the main construction risks when required.
Plan and arrange for consents, permits and other regulatory applications.
Address outstanding cases and issues, providing support to both external and internal stakeholders by handling various tasks throughout the pre-development, development, procurement, and delivery phases, ensuring projects stay on schedule as originally intended.
Provide assistance as needed to resolve disputes related to design and quality issues in the development.
Support the development team as required to keep relevant approving authorities informed and updated on overall progress.
Help the development team secure board consents and approvals as necessary for initial and subsequent funding to complete the project.
Assist the project Design and Delivery team when needed to align with the company's sustainable development goals.
Support the project Design and Delivery team as necessary to uphold the company's health and safety objectives.
Oversee outstanding issues and unresolved cases that have been escalated by the Assistant Design Manager.
Minimum Qualifications:
Bachelor Degree in Architecture / Engineering / Interior Design / Landscape or equivalent.
5-8 Years of Design experience in a real estate development / contractor company preferably in UAE.
Communication and negotiation skills, target orientation, analytical and problem-solving skills, adaptable, flexibility, team player, IT skills.
Expertise in AutoCAD, SketchUp, Adobe Creative Suite, Strong understanding of current design standards and trends, in addition to design practices and constructability.
